The market is moving. Just not forgivingly.
A seller-focused reading of verified local data—translated into pricing pressure, preparation decisions and the money you may keep.
Four markets. Four different reference points.
A benchmark or median describes a broad market—not the value of a particular address. The useful question is what each signal suggests about today’s seller strategy.
Cambridge
Composite HPI benchmark
−1.3% month over month · −6.3% year over yearBuyers have evidence to negotiate. Launch pricing must be supported by the closest comparable homes—not last year’s expectations.
Kitchener–Waterloo
Composite HPI benchmark
−1.3% month over month · −5.5% year over yearA precise first impression matters. Overpricing risks losing the early attention that produces the strongest comparison set.
Waterloo Region
Single-detached median
−5.0% year over yearDetached supply remained relatively tight at 2.3 months, but sold homes took slightly longer. Buyers were selective, not absent.
Guelph
Single-detached median
−7.0% year over yearOfficial newer local statistics remain on hold. Treat this as a dated reference—not a current valuation—and rely on fresh property comparables.
Protect the launch, not the asking price.
Price from today’s competing choices
The homes buyers can choose now matter more than a neighbour’s sale from a different market phase.
Prepare around buyer objections
Spend where presentation removes hesitation. Avoid an automatic renovation list with no clear return.
Plan from net proceeds
Mortgage payout, commission, HST and closing costs determine the money available for the next move.
Below $800,000 was the region’s tightest detached segment.
In the second quarter, Waterloo Region’s detached market showed its strongest demand relative to supply below $800,000. That does not guarantee a sale, but it can change how a seller thinks about positioning near a major price boundary.
Guelph needs a different standard of proof.
OnePoint reports that newer Guelph statistics are temporarily unavailable while its MLS data is refined. FourCities will not disguise an older number as current. A present-day Guelph decision should use recent property-level comparables.
Every number should be traceable.
Waterloo Region data is published by CREA in cooperation with the Cornerstone Association of REALTORS®. Guelph figures and the availability notice are published by CREA in cooperation with the OnePoint Association of REALTORS® – Guelph & District.
*The listing-side illustration compares 3% with Fourcities’ 1% listing fee and applies 13% HST to both. Any buyer-agent amount is separate, negotiable and excluded because it is unchanged in the comparison. Market statistics identify broad trends and do not determine a specific property’s value. This report is not an appraisal or a prediction.
