Calculate realistic rental cash flow
Start with supportable market rent, then allow for mortgage payments, property tax, insurance, condominium fees where applicable, maintenance, vacancies and management. Positive rent before expenses is not the same as positive cash flow.
Measure the equity tied up
Estimate net sale proceeds after the mortgage and selling costs. Then ask what that capital would do elsewhere—reduce another mortgage, fund the next purchase, remain invested, or provide flexibility.
Account for the job of being a landlord
Tenant screening, repairs, documentation, rent collection and compliance require time and judgment even when the numbers work. Professional legal, accounting and property-management advice may be appropriate.
Let timing inform the strategy
If the home would be difficult to carry through vacancies or major repairs, selling may reduce risk. If the property has durable rental demand, manageable expenses and fits a longer plan, renting may deserve a closer review.
